One of our most successful partnerships in recent years has been the Bellville Industrial Park development with One Vision Investments. Following the launch in March 2016, the development has been a huge success and very popular with developers and investors alike, with a total of 88,792 m2 been sold to date.
Assetbridge Real Estate, was appointed as the sole selling agents for Bellville Industrial Park. With over twenty years of industrial township development, it was important for the developers to have the knowledge and experience of seasonal property brokers that knew what market trends and conditions to expect when taking on a development of this size.
The first couple of buyers took transfer in January 2018 with the largest buyer City Couriers already in the process of building their new 12 000 sqm distribution facility on their 2.4 ha site. In due course construction of the new 5 000 sqm facility for Namibian company, Deep Catch will commence next to City Couriers. After many years of negotiations, Assetbridge Real Estate is proud to also have concluded the sale to Agrinet who will be taking transfer in July 2018 and anticipate occupying their new 10 000 sqm DC by June 2019. It is anticipated that the park will sell out by the end of 2018.
The popularity of Bellville Industrial Park was first and foremost the competitive selling prices in addition to the highway exposure onto the R 300 motorway with excellent access routes to and from the precinct. Since 2015 Bellville South Industria, where this park is located, has been in demand with investors which was also evident when listed property companies Spearprop, Growthpoint and Equities started investing and developing for their tenants. Private property funds such as Zenprop and smaller investors have since followed suit and bought existing properties which will eventually be redeveloped.
